From 2002 to 2018 I managed residential and commercial construction projects in Southwest Florida from planning through completion. That meant coordinating with architects, engineers, subcontractors, and vendors, handling scheduling, budgeting, and purchasing, and walking the site myself at every stage. When a job went sideways, it was my problem to solve. When it went well, it was because somebody caught the small things early. Over 17 years of running those projects, we finished with zero lost-time accidents, which tells you how I ran a site.
That's the background I bring to your inspection. I know the sequence a house gets built in, which means I know where the shortcuts hide and what a rushed phase looks like years later. I know what a good sub's work looks like next to a bad one's. I've stood in front of enough owners explaining what went wrong and what it would cost to fix that I've lost any appetite for softening bad news.
Since 2019 I've been on the inspection side full time — residential and commercial, buyer inspections, wind mitigation, and 4-point — producing detailed reports with both ground and aerial photography, and coordinating with owners, agents, and contractors throughout. I'm a licensed Florida home inspector, HI-14017, and I passed the National Home Inspector Exam. I'm also an FAA Part 107 certified remote pilot, certificate #5103575, trained through Pilot Institute. On a steep, high, or storm-damaged roof, that means I put a drone up and photograph the actual surface instead of calling it from the eave and guessing. You see the same images I do.
